A waterfront residence in Quogue has reset the price ceiling for homes north of Montauk Highway with an $8.5 million sale.
The transaction closed on October 16, according to Enzo Morabito, a listing agent with Douglas Elliman. This figure exceeds the prior area record of $5.5 million, a mark set by a neighboring property at 45 Old Main Road in January 2025. That earlier home occupied 1.1 acres and contained 3,200 square feet of living space.
The current subject property sits on 1.88 acres along Quantuck Creek. Constructed in 2016 by Austin Patterson Disston Architects, the 4,345-square-foot structure features a private dock and space for a tennis court. Morabito noted that the listing price of $9.5 million surprised the owners, who initially anticipated a closer-to-$10 million valuation. The home entered contract after 55 days on the market.
Morabito attributed the price increase to a shifting buyer perception of the area north of Montauk Highway. He stated that the neighborhood, once viewed as the more affordable side of Quogue, is now commanding premium rates for privacy and waterfront access. The buyer, who had previously attempted to purchase a home in Hampton Bays without success, sought to secure a favorable deal this time.
The architectural design emphasizes a classic coastal New England style with gabled rooflines and shingle siding. The main level centers on a chef's kitchen with marble countertops, a white oak island, and Thermador appliances. A gas fireplace anchors the living room, while the primary suite offers direct pool access via French doors. The second floor includes pine flooring, multiple guest bedrooms, and a mahogany balcony overlooking the water.
Outdoor amenities include a gunite saltwater pool set on an elevated patio and a brick-clad spa. A stone terrace connects to a lawn that extends to the creek. The property also contains a two-car garage with an unfinished bonus room above.
The sale price of $8.5 million stands as the new benchmark for the region, reflecting a sustained demand for high-end waterfront inventory in the Quogue community.
